Short-Term Commercial Rental Terms & Conditions

These Terms and Conditions form a legally binding short-term commercial rental agreement between Nexus Work Hub, Keller Williams Realty Centres (“Landlord”) and the individual or company making the booking (“Tenant”).

By selecting a space, submitting booking information, and completing payment, the Tenant agrees to all terms and conditions below.


1. Nature of Agreement

This is a short-term commercial space license.

This agreement:

• Does not create a lease

• Does not create tenancy rights

• Does not grant exclusive possession

• Is not governed by the Ontario Residential Tenancies Act

• Grants temporary use of commercial workspace only


2. Locations

The Tenant may book space at one of the following locations:

Aurora Location

117 Wellington St E

Aurora, Ontario

Newmarket Location (Training Room)

Suites 27–29

16945 Leslie St

Newmarket, ON L3Y 9A2

The selected booking confirmation will identify the location and room reserved.


3. Rental Space

The Tenant is granted temporary use of the space selected during booking.

The specific room, date, time period, and location are determined at time of reservation.

Only the booked space may be used.


4. Rental Period

The rental period begins and ends at the scheduled booking time.

The Tenant agrees to vacate the space at the end of the reserved time.

Additional time used may be billed at the applicable rate.


5. Payment

Full payment is required to confirm the booking unless otherwise stated.

Bookings are non-refundable unless otherwise specified.

The Landlord reserves the right to cancel bookings for non-payment.


6. Tenant Responsibility

The Tenant is fully responsible for the rented space during the booking period.

This includes responsibility for:

• The rented room

• Furniture and fixtures

• Contents within the space

• Any provided equipment

• Shared areas used by Tenant or guests

• Actions of all guests and attendees

The Tenant is responsible for:

• Damage

• Loss

• Theft

• Misuse

• Negligence

• Excess cleaning required

The Tenant agrees to pay for repair, replacement, or cleaning costs.


7. Condition of Space

The Tenant agrees to:

• Leave the space in the same condition as received

• Remove all personal belongings

• Dispose of garbage properly

• Return furniture to original layout

• Vacate on time

Cleaning or reset fees may apply.


8. Permitted Use

The space may only be used for professional business purposes including:

• Meetings

• Training sessions

• Recording

• Workshops

• Professional workspace use

The Tenant agrees not to use the space for:

• Residential purposes

• Illegal activity

• Hazardous activity

• Disruptive behaviour

• Events exceeding room capacity


9. Liability

The Tenant assumes full responsibility for:

• All persons attending

• Personal property

• Business activities

• Equipment brought into the space

The Landlord is not responsible for:

• Injury

• Lost items

• Theft

• Damaged personal property

• Business interruption


10. Indemnification

The Tenant agrees to indemnify and hold harmless Nexus Work Hub, Keller Williams Realty Centres, its owners, staff, and affiliates from any:

• Claims

• Injuries

• Damages

• Losses

• Liabilities

Arising from the Tenant’s use of the premises.


11. Access

Access is permitted only during the booked time period.

The Tenant agrees:

• Not to share access codes

• Not to allow unauthorized access

• To supervise all guests


12. Prohibited Activities

The following are prohibited:

• Smoking or vaping

• Illegal substances

• Excessive noise

• Dangerous activity

• Permanent alterations to the space

• Posting signage without approval


13. Damage

Any damage caused by the Tenant or guests will be billed to the Tenant.

This includes damage to:

• Walls

• Floors

• Furniture

• Fixtures

• Doors

• Shared areas

The Landlord’s assessment of damage is final.


14. Cancellation

Unless otherwise stated:

• Same-day cancellations are non-refundable

• Late arrivals do not extend booking time

• No-shows are non-refundable


15. Right to Terminate

The Landlord may terminate access immediately if:

• Terms are violated

• Damage risk occurs

• Disruptive behaviour occurs

• Illegal activity occurs

No refund will be issued if terminated for violation.

17. Governing Law

This agreement shall be governed by the laws of the Province of Ontario.


18. Acceptance of Terms

By selecting a space, submitting booking information, and completing payment, the Tenant:

• Confirms they have read these Terms and Conditions

• Agrees to all provisions

• Accepts financial responsibility

• Accepts liability for use of space

This constitutes full acceptance of this agreement.
